Social Housing

With a chronic shortage of housing stock in the UK Social housing is a strategy that is becoming increasingly popular. While there are many different service providers and types of social housing that make up this sector the fundamentals are the same. You provide housing to a certain sector of the social housing market and the provider will in turn sign a long term lease that's guaranteed and fully repairable and insured for between 3,5 and 7 years. Essentially the provider becomes your tenant and pays your rental regardless of whether or not the property is tenanted. Its a fantastic strategy to follow for investors who would like a more hands off investment.

HMO (House of Multiple Occupation)

A high cashflowing strategy whereby a property is transformed into a house of multiple occupation whereby tenants rent the room per month inclusive of bills and share communal facilities. HMO's can cater to young professionals or students.The entry level for HMO's is higher and can potentially involve more red tape but cash flow and ROI is higher.

Commercial to Residential Conversions

His is a strategy for an investor who has a little more experience and has earned their stripEs on smaller BTl's and HMO's. This involves purchasing commercial properties and converting the use to residential through planning permission or permitted development and transforming all or parts of the building into residential units. A good example of this would be converting a pub into flats of apartments or an office space into residential units.

I’m as passionate about developing people as I am about property. This is why I have spent 15 of those years advising and mentoring fellow investors in South Africa, the UK, mainland Europe and Australia on the things they need to know to ensure success.
